17 Solar features 26 energy efficient condos with active solar power near H St. and Capitol Hill. Innovative architecture and energy efficiency set this project apart.

Kentucky Courts
Kentucky Courts is a $7.8 million reconstruction project in the Capitol Hill neighborhood of Washington, D.C. The property was an abandoned public housing project with serious design, safety, and criminal issues. As a result, residents needed to be relocated. IDS completed the demolition of the abandoned existing public housing project and created a new mixed income community, consisting of 18 stacked townhomes, 18 flats, and two three-story townhomes.
Senior Living Facility / Faith Based Community Facility
Roundtree Residences
In partnership with Allen Chapel AME Church and NHP Foundation, IDS and CSMI completed the development of Roundtree Residences, a senior living facility. The facility includes 91 affordable units and 94,000 SF of total new space.
Charter School
Old Congress Heights School (Phase 1)
Congress Heights School, located in Southwest Washington, was redeveloped by IDS and CSMI as a 55,000 sq. ft. charter school. This historic building was vacant and underutilized for over 20 years. The $13.5 million redevelopment featured a combination of public and private funding sources including New Market Tax Credits provided by Citibank and HOME and NIF funding from the District.

Old Congress Heights School (Phase 2)
Phase 2 of the Old Congress Heights School involves the development of a 20,500 sq. ft. middle school and gymnasium for Democracy Prep Congress Heights Public Charter School, a District of Columbia Public Charter School in Ward 8 of Southeast Washington DC. The new school will be a separate addition to the existing and recently renovated 48,000 sq. ft. Old Congress Heights School (OCHS), which houses Democracy Prep’s pre-K through 6th grade classes as well as a community meeting space.
Faith Based Community Facility
IMI Life Learning Center
IDS and CSMI partnered with Israel Manor Inc. and the Israel Baptist Church to develop this 43,000 sq. ft. health and wellness center featuring a full service clinic operated by Unity Health and a gymnasium and health facility operated by IMI.
Apartments
Chatham Village
Chatham Village is a 93 unit mixed income apartment complex owned and operated by IDS. The Community features a rural setting and on site recreational facilities. The unique single level design allows each unit to have an individual entrance and porch. Interiors feature vaulted ceilings and bay windows, with fully equipped kitchens highlighted by a breakfast bar.
Affordable Housing
Cambridge Public Housing Redevelopment
The project involves the acquisition and rehabilitation of 190 units of Public Housing in Cambridge Maryland. The redevelopment is implemented through the Rental Assistance Demonstration (RAD) program. The project is financed through a combination of tax exempt bonds and FHA insured debt as well as low interest rate public financing. The ownership structure is comprised of a for-profit IDS development entity as well as nonprofit partners, the Cambridge Housing Authority and the NHP Foundation.
Single Family Homes
Single Family Homes
IDS developed 35 single family homes in a unique site in Southeast Washington. The homes are surrounded by parkland and bisected by a stream. The homes were constructed using a combination of public and private sector funding with prices ranging from the low $300’s to over $500,000. Private sector financing was provided by PNC along with HOME funds from DHCD
Townhomes
Washington Village / Pigtown
Washington Village was a combination rehab and new construction project in Baltimore. Located in Washington Village, the homes featured unique multi-level design with some units offering garages. The homes provided 2 & 3 bedrooms with 2.5 baths. Units were priced from $59,000 with significant buyer assistance available from the local Empowerment Zone. Construction financing was from a private lender with additional funding from the city and from Fannie Mae.
International Community Project
Burkina Faso Rainwater Catchment Basin
In partnership with Allen Chapel AME Church and NHP Foundation, IDS and CSMI completed the development of Roundtree Residences, a senior living facility. The facility includes 91 affordable units and 94,000 SF of total new space.
Affordable Housing
Bryant Street Apartments
IDS developed this mixed income community in the Woodridge area of Northeast Washington. The development consisted of 28 affordable condominiums. The development involved the use of a vacant District site and the rehabilitation of a DCHA site. Prices ranged from $45,000 to $65,000. A mix of incomes were served through various creative sale and financing scenarios.

Capitol View
Capitol View was a 92 unit cooperative conversion. Public Housing units were rehabilitated to create a new community, complete with new site infrastructure and all new interiors. Financing was through a HUD grant of $3.5 million and a private loan from the National Cooperative Bank for $800,000.
